		<description>Hi, my husband and i have just purchased a house in Hoylake and are hoping to make our final move up from west wales by the end of november. We are really impressed by this website and have fallen in love with Hoylake and the local area. As soon as we are settled we will definitely be supporting local shops and have allready enjoyed a lovely meal and warm welcome at Julians. Relocating from a small costal town we belive that Hoylake has a lot to offer and cant wait to start our new life in this lovely area.</description>

		<description>We have just bought in Hoylake.  We are relocating to the area from London.  We were looking for several months for the right property - defined as the house we like at a sensible price which reflects the current market.

Unfortunately, whilst we saw several lovely houses, and the area is great, we had a real job negotiating on price.  Like it or not, if your house has been on the market for 12 months or more then expecting the asking price is ridiculous.  You should expect a 20% price drop minimum.  Even if a house is new to the market - say last 3 months, then you will likely have to accept a 20% hit.  This is exactly what we had to accept to sell in London, and we had to sell as part of a relocation.

We found the estate agents in the area (not all of them, but one major player in particular) unwilling to acknowledge this and to do their job in facilitating a sale.  They are doing sellers a disservice.  According to them, the market was good, buoyant with buyers everywhere.  What they don&#039;t seem to understand, is that it takes a matter of seconds these days to see how many properties have sold in an area, how long properties have been on the market etc by looking on websites.  Estate agents can&#039;t pull the wool over your eyes.

It does not surprise me in the slightest this statistic.  If you are serious about selling a house now, you have to be extremely flexible and look at the bigger picture.  if you can&#039;t, then don&#039;t bother putting it on the market.  If you take a hit as a seller, then you drive hard as a buyer.</description>
