		<description>I see The Paddock didn&#039;t sell at yesterday&#039;s Venmore&#039;s auction sale. It&#039;s listed as &#039;still available&#039; for £750,000. Very, very few of the properties in the auction sold so the market must be really bad.</description>

However, given the Conservation Area designation I&#039;d be very surprised if the council would approve use for offices or hotel as the advert suggests! Goodness knows how it has been split up to give 30 rooms but I remember being told that it had been split into &#039;cells&#039; when it was an old folks&#039; home. If you took out the partitions I&#039;m sure it would make a good family house. I think £700k is still optimistic though given the work needed. Given the planning history, I suspect the current owners were speculating on a &#039;hope value&#039; that was thwarted by the planning system - applications for redevelopment with new flats never succeeded. The sellers must need to offload it so will probably need to take a bigger hit than the guide price reflects.</description>
