Plans have been submitted (limited planning information available here and you can also submit an online comment)Â for permission to turn The Paddock (pictured) into a boutique hotel with spa.
The property on Meols Drive has been vacant for some time and was last used as a private nursing home. There has been some recent activity on the site with vans being loaded/unloaded and some work on the front garden.
The property is of course within the Meols Drive Conservation Area. Previous posts about this property can be seen here and here.
Your thoughts?

Something needs to be done as it is looking very sad.
The restrictions on the property have resulted in this decline, sometimes a common sense approach needs to be taken so that a property is not allowed to end up like this.

There’s also an application in for a revised and much smaller develpment for the Kong’s Gap Court. Looks like it’s now planned to be a Holiday Inn Express and Marco Pierre White restaurant – would be quite a coupe to get that sort of destination restaurant in Hoylake.
Agree with Jackie, The Paddock would be better turned into a quality hotel than left to rot for another decade.
Certainly encouraging that people are interested in investing in Hoylake in such hard times.

The traffic generated by the spa alone will create a great deal of traffic problems on the road as the car parking spaces will not be adequate to deal with the proposed generated interest from the local residents alone that this hotel will create. Unlike a residential home or long-term apartment build.

I would welcome such a development..
Based on how successful the Open was and the likelyhood is that we will get it again in the coming years, it proves that Hoylake is a desirable place to be. So to have something like this, along with the proposed development for Kings Gap (as mentioned above) we start to really boost the profile of the place.
We’ve already got some of the best restaurants on the Wirral, so why not some of the best Hotels..
And if it restores or redevelops a building that would otherwise crumble in to non existence, all the better. It would be a great spot and great for the local economy, bringing jobs, and money..

Plans now on Council website.

This is good for Hoylake.
Despite the gloom of the ongoing decline of the retail offering developments like this are all early signs of recovery and I can sense a turning point. I have no objections to this proposal and hope that the quality of the build is as good as it needs to be.
And, yes, the Kings Gap Hotel redevelopment does indeed include a Marco Pierre White branded offering.
The Hoylake Village Life Group and others are working on strategies for increasing footfall, to get these visitors spending money in Hoylake.
Peter Wilson says
Yes, quality is the key. Not possible from the application to tell whether this is going to be a top notch development. Do the applicants have any track record I wonder?
Peter Wilson says
Looking at the plans it seems to be more of a mini leisure complex with pool, saunas, gymn, treatment rooms, hair salon, etc with 7 bedrooms attached rather than an hotel – not even a bar on the plans!

I think that developments such as this and the kings Gap Hotel can only be good for Hoylake and will hopefully breathe some new life into the village. I am totally in support and do hopethat they both come to fruition.
Peter Wilson says
Planning permission now granted according to the Daily Post.

Fantastic news that finally the council are agreeing to some development in Hoylake, lets get Hoylake back on the map,we must move forward or we will have a ghost town on our hands, when residents worry about the effects of traffic etc try and be positive about the extra employment that will be created, and potentially our community will enjoy a hub of activity when Market Street is a hub for retail as it once was, how wonderful it will be to see all of the empty retail units along Market Street trading and thriving again.

Hi,
Does anyone know what is happening to this boutique hotel on Meols Drive? I walked past today and noticed builders there, is it back on?
